We are able to offer the Home Condition Report, which is a pre-purchase
vendor survey, in the style currently being proposed by the
RICS. The Practice is SAVA qualified. In more detail, the residential
services offered are:
Valuation
Report
A brief report in respect of value
only which can be used for a variety of purposes including mortgage
security, taxation, probate and family issues, but does not
constitute a survey. It will not report in detail on disrepair
items unless they are so severe that they may affect value or
saleability. Note: This type of report should not be used as
the only basis for deciding on whether or not to purchase a
property.
RICS
Homebuyer Survey and Valuation
This service for purchasers, devised by The Royal Institution
of Chartered Surveyors, involves a more detailed inspection
and report than a valuation. It is generally considered suitable
for both modern and traditional properties and will include
comment on all visible sections of the property, a market
valuation and recommended reinstatement cost for insurance
purposes.The inspection will look at all reasonably accessible
parts of the property, internally and externally, and comment
generally on their state of repair and condition.
The roof void will be entered where practicable to enable
the surveyor tocomment on the condition of the roof. An overall
impression of the services will be given but they will not
be tested. Outbuildings including garages will be commented
on but only in respect of serious defects. The site, boundaries,
paths etc will be reported on in relation to special risks,
such as large nearby trees.The client will receive an overview
of the market value and general condition. The Report will
highlight those matters considered by the surveyor to require
urgent attention and necessary legal enquiries, specialist
reports or investigations required prior to purchase.
Building
Surveys (Also Known as Structural Surveys)
A Building Survey or Structural Survey
is suitable for all residential properties and provides a full
picture of the visible construction and condition. It is likely
to be needed if the property is, for example, dilapidated, unusual
in construction, has been extensively altered or where a major
conversion is planned. The Report is tailored to the client’s
individual requirements and will include technical information
on construction and materials, as well as details of the range
of defects. Advice is given on what action to take to remedy
any defects together with a likely estimate of cost of repairs.The
Report will usually include a valuation of the property and
a separate valuation for insurance reinstatement purposes.
Energy
Efficiency Reports
The Standard Assessment Procedure
(SAP) is the Government approved method of assessing how energy
efficient a property is. The Practice can prepare a SAP Report
at the same time as a mortgage valuation or survey. As well
as producing the energy rating assessment, advice is given in
respect of upgrading to achieve greater fuel efficiency.

Pipelines
The Practice has many years of experience
in providing a designated service for the acquisition of pipeline
easements for a range of utilities. The service includes digital
plan preparation, easement purchase, the negotiation of river
and road crossing consents, agricultural liaison, agricultural
and residential loss settlement. The Practice currently provides
Easement Support Services to a major gas network provider, which
involves the provision of advice and administrative support
to engineers, land agents, solicitors, land owners and occupiers
in the East Midlands, North West and Central England.
Plant/Equipment
We acquire sites for a number of
utilities for system plant and equipment. We manage the acquisition
process from identification through to purchase.
Telecom's
The Practice is an experienced provider
of services to the Telecommunication industry. A comprehensive
service is provided from route planning, through easement negotiation
to record management and service facilities.

CONSULTANCY
Working Abroad
We offer personnel with ‘hands
on’ overseas consultancy experience in Eastern and Central
Europe on Land Reform and Asset Valuation. The Practice has
conducted a number of Training Courses in Land Management and
Valuation for DFID, The World Bank and OSI in the UK, Ukraine,
Russia and Slovakia.
